Cion Corp. was retained by Allied Properties REIT to conduct Building Condition Assessments (BCAs) for a portfolio of 50+ buildings. The buildings range in size from 7,500 Square Feet to over 200,000. The majority of Allied’s 10 million square feet portfolio of 130+ buildings is almost entirely class I office space constructed in the 1800’s and early 1900’s. Allied describes these buildings as “three to eight stories with architecturally detailed facades and equally distinctive interiors, featuring: high ceilings, abundant natural light, exposed structural frames, interior brick and hardwood floors.”

The scope of the BCAs is to provide a thorough visual evaluation of the major building components, systems and equipment, identify life cycle concerns and deficiencies and generate forecasts for present and future expenditures required to maintain the property and assist in the development of an asset management strategy. The BCAs are prepared utilizing the ASTM E2018-08 and ASTM E1557-09 standards which govern the Condition Assessments Process and Classification of Building Elements respectively.

The BOM’s are assembled to assist the building operator and owner in understanding what
equipment the building’s environmental and life safety systems are comprised of and outline the proper operation and maintenance of that equipment. These manuals provide detailed information regarding the building and its existing systems, providing readily available, accurate and up-to date details including: Asset verification lists and system / equipment descriptions; Building operations (daily, weekly, monthly and seasonal duties); Maintenance requirements; and Contact information (APMLP, consultants, contractors, tenants and emergency services).
